Where leaks actually start
Chimney and sidewall flashing is the most common culprit by a wide margin. Cracked pipe boots around plumbing vents are second.
Valleys, skylight curbs and ice damming along the eaves account for most of the rest. Shingles in the open field of a roof leak far less often than people assume.
How we trace it
We start in the attic where possible, following the water back up the decking to the entry point, then confirm from the roof.
You get photos of what we found. No repair starts before you have seen the problem.
Repair or replace
If the roof is otherwise sound, a leak is a repair and we will price it as one.
If the roof is at the end of its life, we will tell you that patching is money you will spend again next year.
