How do I know if I need a new roof or just a repair?

Granules collecting in the gutters, shingles that curl or cup, bare patches, and daylight visible in the attic all point toward replacement. A single leak around a chimney usually does not. Justin will get on the roof and tell you which one you are looking at, and he has talked plenty of homeowners out of a replacement they did not need yet.

What does a roof replacement cost?

It depends on square footage, pitch, how many layers have to come off, the shingle you choose, and how much decking needs replacing. Anyone giving you a number over the phone without seeing the roof is guessing. We give you an itemized written bid after the inspection.

Can you roof over my existing shingles?

We do not. A layover hides rotted decking, traps heat, adds weight the structure was not designed for, and voids most manufacturer warranties. It saves money once and costs more the next time around.

How long does the work take?

Most single-family homes are one to three days depending on size, pitch and weather. Our reviews regularly mention that we finished sooner than expected.

Will my insurance cover it?

Sudden damage from wind, hail or a falling limb is often covered. Deterioration from age is not. We document damage with photos your adjuster can use, and we help homeowners through the claims process regularly.

What warranty do I get?

2 or 5 years on our workmanship depending on the package, plus a 15 or 20 years IKO Iron Clad warranty on materials. At year 20 an Iron Clad claim still pays 100 percent of what the materials are worth. Limited lifetime coverage, fully transferable if you sell the home.

What does IKO Roof Pro Select mean?

It is IKO’s upper certification tier for contractors. It requires meeting their installation standards and it is what allows us to offer the Iron Clad warranty. Most roofers in this area are not certified at this level.

Do you offer financing?

Yes, through Dollar Bank. Use promo code 0029-7993 when you apply. It lets you spread the cost rather than paying it all at once.

Do you offer 24/7 emergency service?

No. In season we work seven days a week from early morning until dark, and we get to emergency calls the same day where we can. An overnight call gets answered first thing. We would rather tell you that than advertise round-the-clock crews we do not have.

Are metal roofs worth the extra cost?

If you plan to stay in the house for a long time, usually yes. One metal roof against two or three asphalt roofs over the same period generally comes out ahead, and metal sheds snow instead of holding it. We install both and will price both.

Are metal roofs loud when it rains?

Not on a house. The noise people remember comes from metal over an open barn with no decking underneath. Over solid decking and attic insulation it sounds much like any other roof.

Seamless or sectional gutters?

Seamless, in almost every case. We roll it on site to the exact length of your run, so the only seams are at corners and outlets. Sectional gutter has a joint every ten feet and every joint eventually leaks.

Do gutter guards actually work?

Good ones make a real difference under heavy tree cover. None of them are genuinely maintenance-free, and we will tell you if your house does not need them rather than selling them to everybody.

How do I know when siding needs replacing?

Cracked or brittle panels, sections blown loose, warping, and soft sheathing underneath. If paint keeps failing on wood siding, replacing it usually costs less over time than repainting on a cycle.

Do you replace skylights while doing the roof?

We recommend it if the unit is more than about ten years old. The access is already there and the flashing is being redone anyway. Replacing it later means disturbing a new roof.

Why does my chimney keep leaking after being repaired?

Almost always because it was sealed with roofing tar instead of properly flashed. Tar cracks within a season or two. Correct step flashing woven into the shingle courses with counterflashing cut into the mortar joint is a permanent fix.

Do you charge for an estimate?

No. It is free, there is no obligation, and there is no high-pressure presentation with a price that drops if you sign that night.
