Metal Roof Installation in Pennsylvania: How It's Done and What It Costs

Metal is the longest-lasting roof most homeowners will seriously consider, and Pennsylvania weather is a good argument for it. Freeze and thaw is what destroys roofs here, and metal does not absorb water, so there is nothing in it to expand and crack when the temperature swings forty degrees in two days.

It is also the option people know the least about, which makes it easy to be sold the wrong version of it. Here is how a metal roof goes on, what the two main types actually are, and where the money goes.

Standing seam versus exposed fastener

Almost every metal roof is one of these two, and the difference matters more than the color.

Standing seam panels lock together at raised vertical seams. The fasteners sit hidden underneath, clipped to the deck, so nothing that holds the roof down is exposed to weather. The clips also let the panels expand and contract as temperatures change, which they will, considerably. This is the version you want on a house.

Exposed fastener panels, sometimes called ag panel or R-panel, screw straight through the face of the metal into the deck. Each screw has a rubber washer to seal the hole. It costs meaningfully less and it goes on faster.

The catch is the washers. Rubber degrades under UV. Every one of those screws is a potential leak in fifteen or twenty years, and there are hundreds of them, and the fix is going up and replacing every washer on the roof. On a barn, an outbuilding or a detached garage that trade is often worth it. On a house you plan to live in, it usually is not.

If someone quotes you a metal roof at a price that seems too good, find out which of these two it is.

What actually happens during installation

Full tear-off. The old roof comes off to the deck. Metal can technically be installed over existing shingles on battens, and we do not do it, because it hides rotted decking and traps moisture between the two layers.

Decking inspection and repair. Same as any roof. Soft sheets get replaced while the wood is visible and you get photos of anything we find.

Underlayment, and here it is a high-temperature product. Metal gets considerably hotter than asphalt in direct sun, and standard synthetic underlayment can break down underneath it. High-temp underlayment costs more and it is not optional. Ice and water shield still goes along the eaves and through the valleys.

Edge metal, valleys and flashing. Valleys on a metal roof are formed metal, and this is skilled work. So is the flashing at chimneys, sidewalls and any penetration. On metal, the flashing details are most of the job.

Panels, cut to length. Panels are measured and cut for your specific roof, ideally in single runs from ridge to eave so there are no horizontal seams at all. Then they are set, locked or fastened, and worked up the roof.

Ridge cap and closures. The ridge gets its cap and foam closure strips that seal the ribs against wind-driven rain and insects while still allowing ventilation.

The expansion problem nobody mentions

A metal panel forty feet long moves measurably between a January night and a July afternoon. It has to be allowed to.

Standing seam handles this with clips that let panels slide. Exposed fastener systems handle it by having slightly oversized holes and hoping. When a metal roof is installed without accounting for movement, you get oil canning, that wavy rippling look across flat sections, and over time fasteners work themselves loose.

This is the difference between a metal roof installed by someone who installs metal roofs and one installed by a crew doing their third.

Snow, and why it matters here

Metal sheds snow rather than holding it. On the right pitch that solves ice damming almost entirely, because meltwater does not sit at the eaves long enough to refreeze.

It also means the snow comes off, sometimes all at once. If a roof plane dumps over a doorway, a walkway or where people park, that needs snow guards, small brackets that hold snow in place until it melts rather than releasing it in a sheet. Any metal roof over an entry needs them. Plenty of roofs get installed without any.

What it costs, honestly

A metal roof will cost noticeably more than asphalt up front. Materials cost more, and installation is slower and more skilled.

The arithmetic works when you plan to stay put. Properly installed standing seam commonly runs forty to sixty years or more, against twenty-five to thirty for architectural asphalt. Over the same span you are buying one metal roof or two to three asphalt ones, and the metal usually comes out ahead once you count the second tear-off you never pay for.

Where it does not work: if you are selling in three years, you will not recover the premium. Asphalt is the right answer more often than metal salespeople admit.

Common questions

Is it loud in the rain? Not on a house. The noise people remember is metal over an open barn with nothing underneath. Over solid decking, underlayment and attic insulation it sounds much like any other roof.

Does it attract lightning? No. Metal does not attract strikes, and being non-combustible it is arguably the better material if one lands nearby.

Will it dent from hail? Textured and thicker-gauge panels handle it well. Standard hail in this region is not usually a problem. Heavy gauge matters here, which is worth asking about specifically.

Can it go over my existing shingles? Physically yes. We do not, for the reasons above.

Will it rust? Modern panels are galvanised or galvalume steel with a baked coating. What eventually ages is the coating, not the metal, and that is measured in decades.

Getting a number for your roof
